Suffolk 2045 moves towards adoption.

Please make note of a couple of updates since our last post on Thursday August 1^st.  Subsequent to the Planning Commission’s action on Suffolk 2045 on July 16^th, it came to the City’s attention that the second advertised notice of the public hearing (required by Code of Virginia Section 15.2-2204) occurred one day after it was required to be published.  This is a recent modification of this State Code requirement that become effective on July 1, 2024.  In order to meet this requirement, the Planning Commission will hold a new public hearing on Suffolk 2045 at their August 20, 2024 meeting.  The City Council public hearing on Suffolk 2045 will move forward as planned on August 21, 2024.

Please also note an additional revision to the draft plan that was posted on the website on August 1^st.  Staff have revised the Capacity for Development section of the plan found on pages 36 – 39.  As noted in the plan, this section presents the results of staff’s analysis to estimate the capacity for future development within the City’s current growth area boundary.  While this analysis does not represent City land use policy, a number of property owners have expressed concerns that the Protected Land category may be interpreted as placing additional environmental restrictions on the development of private property.  Staff have made a number of revisions to this section to clarify the purpose of this analysis.  The Protected Land category, for example, has been replaced with a more detailed presentation of the features that limit development potential.
